Board replacement, railings and loose fasteners

Most calls are for a handful of bad boards, not a whole deck. We pull the soft or split ones, check the joist underneath, and screw down new boards cut to the width and height of the old ones. New wood looks lighter for a season, and a coat of stain closes most of that gap right away. Railings get checked by hand. A post that moves when you lean on it usually needs new bolts where it meets the deck frame. Popped nails get pulled and replaced with deck screws, because nails work loose again every time the wood swells and dries.

Soft spots and sagging boards

A board that flexes underfoot is sometimes just a tired board. Other times the joist under it has rotted where it rests on a beam. We look underneath before we quote, which on a low deck means crawling in with a flashlight, and you see what we found before you decide anything. Framing that has failed gets a structural pro before anyone screws fresh boards over it. If a sprinkler has been soaking the same corner every morning, that gets fixed too, or the new boards rot the same way.

Staining and sealing in LA sun

Decks near the beach deal with salt air and fog. Inland, in Glendale or Pasadena, it's heat. Either way an unsealed board turns gray within a year or two. After a repair we clean the surface, let it dry and apply a penetrating stain or clear sealer. South and west-facing decks need a fresh coat every couple of years.

Repair or rebuild?

Repair makes sense when the posts, beams and joists are sound, which is the usual case. If posts are rotted at the soil line or several joists are soft, new boards on top won't last, and we'll say so plainly. A rebuild is a bigger project than this page covers, so we'd talk it through separately.
