The list on the fridge. A closet door off its track, a bathroom fan that groans, two towel bars pulled out of the plaster, a gate that drags on the walkway. None of it is worth its own service call, so it sits there for a year. We book one visit, work down the list and quote one flat price for the whole thing, between $95 and $400 depending on how long the list is. Open ended work runs $85–$125 an hour.

No name for it

You do not need the right word for it. Point your camera at the thing, send the photo, and we will tell you if it is ours. Sticking pocket door, doorbell that quit, hairline crack where the plaster meets the ceiling, a bifold that has not seated right since the last paint job: that all goes on one list. A few things never make it onto it. A panel that needs a new breaker, a slab leak, a wall heater with a gas connection that smells off: we are insured and background checked, not a licensed contractor, and we will not pretend otherwise to keep the job. You get that from the photo instead of from us standing in your kitchen at the end of the day, and where we know somebody who does that work, you get the name too.

One trip, one price

Six small jobs on six visits costs six drives across town, and the drive is most of what a small job costs. Put them on one list and you pay for one. The owner walks the house with you and prices the whole list flat. You approve the number, then we start. Most weeks we get out within a few days. While we are there, add what people put off in earthquake country: a bookcase anchored to a stud, a water heater strapped, a TV mount checked because whoever hung it caught drywall and missed the framing.

Sergio went beyond the call to fix a hole in the wall. He found the cause, fixed the hole, but also replaced the gutter, sealed all the cracks in the area and repainted everything to match. He also did some highly skilled drywall work (the ceiling has curved corners). I'm impressed and would definitely use him again.
