Most of this work is setting a new appliance into an old kitchen, or getting a cooling unit clean enough to hold up through August. We work on connections that already exist, the shutoff valve and the outlet behind the appliance. A new gas line or a new circuit is licensed specialist work, and we say so on the phone rather than at your counter. Appliance Installation runs $120–$350, AC Maintenance and Cleaning $90–$250.

Old kitchens, new boxes

A dishwasher sold as 24 inches wide needs 24 inches at the narrowest point of the opening, and in a 1940s kitchen the cabinet run has shifted since the day it was built. Countertop overhang, or a floor that came up an inch when someone laid tile over the original boards. We measure the gap in three places, check the depth back to the wall, and tell you whether the unit fits while it is still returnable. Anchoring counts too: the anti-tip bracket on a range, a strap on the water heater if you want it done while we are in the house.

Salt air and dust

From Santa Monica down through Torrance, the marine layer keeps a condenser damp most mornings, and salt sits on the fins. Inland the Santa Anas drive grit into the same coil, and a filter in Burbank loads up faster than one in Venice. A coil packed with fur and dust makes the compressor run longer for less cold air. You pay for that in July. We pull the covers, wash the coil, clean or swap the filter and clear the drain line. Anything sealed inside the refrigerant system needs an HVAC contractor, so we clean around it and leave it closed. Wall and window units too: plenty of LA houses still cool that way, and a sleeve unit comes out to the driveway where we can wash it properly.

Sergio went beyond the call to fix a hole in the wall. He found the cause, fixed the hole, but also replaced the gutter, sealed all the cracks in the area and repainted everything to match.
