Water stains and damage after a leak
A brown stain or a soft, sagging spot on a ceiling usually means water got in at some point. We cut out the wet section of drywall back to solid board, then check that the wall or ceiling around it is dry before anything goes back on. After that we set the patch, tape and mud it, sand it flat, prime it and paint it to match so the repair doesn't show. Stopping the leak itself isn't our part. A plumber or roofer fixes the source, and we come in once that's done, because a patch over a wall that's still getting wet just stains again. Mud has to dry between coats and overhead work is slower than wall work, so a ceiling takes longer than a wall patch.
