Fence posts and deck framing rot from the bottom, and by the time the surface looks bad the post has been going for years. Lean on a sagging gate. If the post moves at the ground line, no amount of new hardware saves it. Termites and dry rot are ordinary here. On a beach block the hardware goes first, since salt eats galvanized screws and hinges while the post underneath is still sound. We probe posts and joists before pricing a repair. If the screwdriver sinks in at the base of a post that carries a raised deck, or a stair stringer has split where it lands, we put the tool down and tell you to call a licensed contractor. We do not guess at framing. Rails, gates and deck boards over sound joists we can price standing there.
Railings and earthquakes
A railing that flexes when you pull on it is fastened to trim, not to framing, and in a shake that is the one that lets go. We open the connection, find blocking or add it, and anchor into something real. Wall cabinets follow the same rule. The difference between a cabinet that hangs for twenty years and one that comes off the wall with your dishes inside is where four screws landed.
