Older houses on the Westside and around Highland Park have lath and plaster behind the paint, not drywall. Plaster cracks along the lath, and a patch mixed for drywall opens again by the next dry spell. We match what is already on the wall. Drywall repair runs $120–$350. Test the ceiling first

Popcorn texture in a house built before 1980 gets a lab test before a scraper touches it. That texture often holds asbestos, and dry scraping sends it into the air of a room where someone sleeps. We take a sample and wait for the result. Comes back clean, removal runs $350–$1,200: we tent the room, wet the texture, pull it and skim the ceiling flat. Comes back positive, we stop. Asbestos removal belongs to a licensed abatement crew, and we tell you that instead of quoting it.

Salt air on stucco

Exterior paint in Santa Monica, Venice and the South Bay gives out sooner than the same paint in Sherman Oaks. The marine layer works under the film at trim joints and fascia, so the seaward wall goes chalky while the back of the house still looks new. On stucco we open the hairline cracks, fill them and let the patch cure before primer. Rushing that cure is why a fresh coat maps every old crack by January.

Worth your own weekend

Repainting a bedroom is a fine weekend. Tape, cut in by hand, second coat if the first one goes thin. Patching is where homeowners lose the money they saved. If the same crack opens a second time after a proper patch, the framing is moving and a structural pro should look at it before you buy more paint. Short of that, the usual culprit is sealer: a patch sanded flat but primed with the wrong one flashes through the topcoat, and you see every one of them at four in the afternoon when the sun rakes across the wall.
