Under 200 square feet, usually no permit

Santa Clarita's building code lists drywall repair among the jobs that need no permit, as long as it stays under 200 square feet and isn't part of a fire-rated assembly. A doorknob hole or the patch behind a towel bar that pulled out sits far below that line. Santa Clarita Building Code, Section 105.2.3

The exemption stops where the repair cuts away part of a wall or moves pipes and wiring. Rated walls are the other exception. In a house that's usually the wall or ceiling between the garage and the rooms, and in a townhouse or condo the wall shared with the unit next door. Check with Building and Safety before that board comes out.

Bigger repairs, an inspection and set hours

Past 200 square feet, say after a burst pipe, the work goes under a permit. Santa Clarita's code amendments remove the exemption that let ordinary, non-rated drywall skip its inspection, so plan on the city looking at the hung board before it's taped and finished. Ask Building and Safety what they want to see, and leave room in the schedule for the visit.

Permit work also has to fit the city's construction hours: Monday through Friday from 7 a.m. to 7 p.m., Saturday from 8 a.m. to 6 p.m., and none on Sundays or city holidays. A large patch takes several coats, each drying before the next, so the start day matters. City of Santa Clarita, Code Enforcement FAQs

Owners at home, and full houses

About 72% of Santa Clarita homes are lived in by their owners, and the average household has 3.02 people, by the Census Bureau's estimates for 2020 to 2024. So the person who calls is usually the one who decides, and the walls take the wear of a full house, like a chair back through the hallway or anchor holes from a TV that changed rooms.

Drywall Repair in Santa Clarita: FAQ

Do I need a permit to patch drywall in Santa Clarita?

Not for most patches. The city's code exempts drywall repair up to 200 square feet when it isn't part of a fire-rated assembly. Larger repairs and rated walls are the cases to check with Building and Safety first, along with anything that moves pipes or wiring.

Is a crack in the garage ceiling a simple patch?

Not always. If there's a bedroom or living space over the garage, that ceiling is usually part of the fire separation, and the city's drywall exemption doesn't cover fire-rated assemblies. Tell us what's above the garage when you send photos.

What does the city check at a drywall inspection?

On a permitted repair, the inspector looks at the board after it's hung and before it's taped, while the fasteners are still visible. Confirm with Building and Safety how to book it for your permit.
