“Sergei came to our home and replaced the baseboards in our master bath. He measured and purchased the needed materials. He did a very good job. He was quick and cleaned up after the work was completed. He came out the next week and fixed the threshold to our storage shed. Again he did a very good job. We would use him again.”

“Sergio arrived right on time and did a nice job caulking up a small patio where we have water leaks. His work is very clean and very professional. Sergio also had a great attitude.”

Is a backsplash just finish work here?

Usually, yes. Santa Monica's own permit exemptions list finish work, and swapping tile on a wall that stays where it is falls under that in most kitchens. The city keeps its own exemption list, though, so a job that goes past tile is a different story.

Putting the same outlets back in the same boxes is fine. Moving them is a permit. When a kitchen sits in a gray area, we ask Building & Safety before anyone opens a wall.

The outlets in the tile line

Tile adds thickness to the wall, and an outlet box that sat flush on bare drywall ends up recessed behind it. We fit box extenders so each receptacle sits at the new face and the cover plate closes tight.

Outlets serving a kitchen counter need GFCI protection. If yours don't have it, this is a good time to add it at the receptacle.

Older houses and lead paint

A lot of Santa Monica houses and apartment buildings went up before 1980, so many kitchens here have old paint behind the old tile. If the job disturbs more than 6 square feet of painted wall in one room of a house built before 1978, federal lead-safe rules apply, and work in the same room within 30 days counts as one job. A simple test settles whether there's lead before the old tile comes off.

Renting? Ask before the tile comes off

Most Santa Monica households rent. If that's you, the owner or the building manager usually has to okay a new backsplash first. Get that yes before we book, and tell us if the building has rules about work hours.

Backsplash Installation in Santa Monica: FAQ

Do I need a permit for a new backsplash in Santa Monica?

Usually not when it's tile on a wall that stays put and the outlets go back where they were. Moving outlets, plumbing or walls needs one, and we check with the city when it's unclear.

Do you move outlets?

We bring the existing boxes out to the new tile face. New outlet locations and new circuits are an electrician's job, and we'll say so up front.

Do you work in Venice too?

Yes. Venice is part of the city of Los Angeles, not Santa Monica, but it's inside our service area.
